Important Update — September 2024 (Law 5162/2024): The Greek government introduced a new tiered investment structure. Minimum thresholds have increased to €800,000 in high-demand areas and €400,000 in other regions. The €250,000 option remains available exclusively for commercial-to-residential conversions and restoration of listed heritage buildings. A new €250,000 Start-Up investment pathway was also introduced in early 2026 under Article 44 of Law 5162/2024.
Investment Tiers — Updated 2024
As of September 1, 2024, Greece operates a three-zone tiered system for real estate investment. Each property must be a single residential unit of at least 120 m² (except Zone C).

Investment in the share capital increase of a company headquartered in Greece, via listed bonds or stocks on regulated Greek markets.

Capital contribution to a Greek REIC (Law 2778/1999) whose sole objective is to invest exclusively in Greek real estate.

All family members listed below receive an individual residence permit expiring simultaneously with the main applicant's permit, at no additional investment required.
Married spouse or partner with a cohabitation agreement in Greece. NEW Same-sex couples included since Feb 2024.
Unmarried direct descendants of both spouses. Extendable to age 24 with annual renewals as long as studies continue.
Direct ascendants (parents) of both the main applicant and the spouse are included.
The residence permit does not grant the right to employment in Greece (self-employment and company ownership are permitted).
How to Get Your Golden Visa
The process typically takes 3–12 months in 2025 (significantly improved from 18 months in 2023–2024 due to digital modernization initiatives).
Select Investment
Choose your qualifying investment (real estate, fund, bonds or start-up) based on your budget and goals.
Obtain Greek Tax No.
Get your Greek Tax Identification Number (AFM) and open a Greek bank account to receive the funds transfer.
Complete Investment
Sign the notarial purchase agreement and complete full payment. The notary registers the transaction with the Land Registry.
Submit Application
File your residence permit application at the Decentralized Administration with all required documents for you and your family.
Receive Permit
Biometrics appointment and collection of the 5-year residence permit card. Renewals are possible indefinitely while investment is maintained.
