Important Update — September 2024 (Law 5162/2024): The Greek government introduced a new tiered investment structure. Minimum thresholds have increased to €800,000 in high-demand areas and €400,000 in other regions. The €250,000 option remains available exclusively for commercial-to-residential conversions and restoration of listed heritage buildings. A new €250,000 Start-Up investment pathway was also introduced in early 2026 under Article 44 of Law 5162/2024.

  • Proof of Funds

    Documentation showing the legal origin of investment funds. Payment must be made via bank transfer or crossed bank cheque to a Greek bank account.

  • Qualifying Investment

    A completed investment meeting the applicable threshold. The full investment amount must be paid upon signing the contract.

  • No Schengen Visa Refusals

    No previous refusals of Schengen-area visa applications (or documented resolution of such refusals).

Get your Greek Tax Identification Number (AFM) and open a Greek bank account to receive the funds transfer.

Complete Investment

Sign the notarial purchase agreement and complete full payment. The notary registers the transaction with the Land Registry.

File your residence permit application at the Decentralized Administration with all required documents for you and your family.

Receive Permit

No. There is no minimum stay requirement. You only need to maintain the qualifying investment. Periods of absence from Greece do not interrupt the validity or renewal of your residence permit. This makes the Greek Golden Visa one of the most flexible programs in Europe.
Yes, you can rent out your property — long-term rentals are allowed. However, as of the 2024 reforms, properties that qualify for the Golden Visa under the €400,000 and €800,000 tiers cannot be used for short-term rentals (e.g., Airbnb). The €250,000 conversion category does not have this restriction.
